Aberlour Luxury Condominium

The six-story Aberlour Luxury Condominium Building was conceived as a landmark structure in the historic county seat of Sussex County, New Jersey. The design was inspired from the old Newton Academy Building and brings back memories of the grand old buildings that at one time lined the main streets of Newton. Using hand chiseled stone, brick, and detailed fenestration; The Aberlour stands apart from typical multi-family housing familiar today. The Aberlour is an important part of the renaissance of downtown Newton and provides a visual beginning to the downtown district.

Capital Needs Assessment Reports / HUD Projects

HQW Architects has extensive experience working with Public Housing Authorities, producing Capital Needs Assessment Reports, and providing complete architectural services for new construction projects funded through bond financing from organizations such as the New Jersey Housing Finance Agency (NJHFA).

Past multi-family project have included the design of the 235-unit Brookside Terrace Apartments and the 32-unit Knoll View Assisted Living Facility. HQW Architects has conducted over 25 Preservation Capital Needs Assessments for the U.S. Department of Housing and Urban Development (HUD). We are currently working with the Harrison Housing Authority to design improvements at several different Housing Authority properties.

Great Gorge Condominiums

Located about an hours drive from New York City; Great Gorge is a nature lover’s paradise. With ski resorts, state parks, water parks, golf courses, lakes, and spas all located in and around the rolling hills and mountains of Sussex County, there is always a good reason to spend time outdoors.

HQW Architects designed the Great Gorge Condominium Complex to take full advantage of the stunning topography of the surrounding landscape. Each of the buildings is situated to maximize mountain views and capture sunlight as it crosses the mountain range each day. The condominium units range in size from studios to 3 and 4 bedroom loft units.

“The Heights” – Sparta Senior Living Center

Additionally, Input from town residents and neighboring facilities helped to shape the program of the project. The result is an architecturally contextual living facility that is highly functional and cost efficient.

The building functions economically while addressing the needs and concerns of the community. The high-end residential complex features open and airy rooms with multiple floor plans to meet varying space needs. The benefits of modular construction include reduced noise transmission between units, standardization of parts, unified quality, and reduced construction time and cost.

Knoll Heights Senior Housing Complex

When the Sparta Ecumenical Council was formed, their first priority was to create a community that met the growing demand for senior housing. Given the historical character of the area, it was imperative that the complex was architecturally compatible with the surrounding rural lake developments. HQW’s solution drew inspired from these local communities as well as small scale Nantucket style homes. The result is a series of structures, grouped together in clusters, that provides the residents with a sense of individuality while maintaining an atmosphere of a traditional neighborhood. The complex consists of 38 buildings totaling 152 units.

Brookside Terrace

Brookside Terrace is the result of an Urban Renewal Program sponsored by the Town of Newton Housing Authority. The intention was to create an up-market middle and low income housing project aimed at replacing units eliminated by the renewal efforts. Full spectrum population needs were accommodated and the result is a complex that includes studio, 1, 2, and 3 bedroom units with additional specialized units for senior citizens. Funding for the project was provided through bond financing by the New Jersey Housing Finance Agency (NJHFA) with rent subsidy and mortgage guarantees provided by the U.S. Department of Housing and Urban Development (HUD) vis-à-vis their then 236 program.
